The replacement complex for tenants of the federal housing program at the historic Cherokee Hotel in downtown Cleveland (the Cleveland Summit Apartments), is preparing to get off the ground.
A major building permit was issued by the Cleveland Planning Office on March 1, for a 78-unit housing complex off South Lee Highway across from Bradley Central High School.
This will be the new home for the 78 tenants of the Cleveland Summit Apartments in downtown Cleveland. The new complex is expected to be called "Cleveland Court," and architectural renderings are on display at the Summit downtown.
Cleveland Senior Planner Corey Divel said Wednesday a site plan has been filed with the city, and construction on the new housing complex is expected to begin in the very near future. Construction is expected to take about a year.
Many tenants now living in the old hotel have been at that location for several years.
Once the housing facility has been built, and the tenants relocated, the city of Cleveland has an agreement in place to purchased the old Cherokee Hotel.
It is believed the seven-story structure, built early in the 20th century as one of the South's feature destinations, will become a central focus of revitalization in downtown Cleveland.
The Cleveland City Council and the MainStreet Cleveland business organization have joined in promotion of that goal, and the MainStreet Cleveland board of directors has made a financial commitment to the project.
The anticipated cost of this new housing complex in South Cleveland is $6.549 million.
Obtaining the March building permit was Hoosier Housing Group of Nashville, with a permit fee of $13,898. The listed contractor is Tri-Con Inc. of Cleveland.
The address of the housing project is 1191 Cedar Lane S.W., which is just off South Lee Highway across from Bradley Central High School. This leads into the construction site north of Smith Drive, and west of Parker Avenue.
The building permit is one of 14 issued in March, and one of two for commercial projects
It is by far the largest permit issued for the month. The 14 permits issued have a collective value of $9,436,891, and the two commercial projects lead the way at a combined estimated cost of $8,049,000.
The second commercial permit was for $1.5 million to Magellan Construction for internal renovation of a Dalton Pike business.
Immunotek at 1805 Dalton Pike, S.E., is planning the renovation, with Magellan the contractor.
Rounding out building permits for the month are five permits for building additions and/or alterations, and seven for residential projects.
The alterations/additions total $179,606 in value, while residential/housing expectations are $1,208,285.
Among alterations and additions:
• Arcus Restoration received a $100,000 permit for fire restoration at 1323 State Place N.W., Cleveland.
• Matthew Burgin is planning a roof-top addition for solar panels at 429 Bellcrest Drive, a permit for $18,500.
• Wedgecorp Construction obtained a permit for a $20,000 project to divide a structure into two units at 202 and 204 Grove Avenue, S.W.
• Another $20,000 permit went to SBA Network Services Inc. for the installation of a generator at 3310 Crown Colony Drive.
Obtaining residential building permits were Dennis Epperson, Keith and Charlotte Jones, Robert M. Lee Construction, Cleveland Aluminum Inc., and Anthony Spencer.
Locations for residential projects are Grove Park Court, Stone Creek Trail, Keith Street N.W., and Savannah Avenue.
