Cleveland Planning Commission approves plats in light agenda

The Cleveland Municipal Planning Commission had a very light agenda Tuesday evening with two consent items and one item that fell under new business.

Commissioners approved a request by Tim Posey for final plat approval of Tim Posey Property Lot 6, a subdivision of about .59 acres at 2348 Georgetown N.W. The property is zoned Commercial Highway (CH). By taking the action, planning commissioners approved the infill development setbacks of 31 feet on the front and nine feet on each side and rear of the property.

The panel also approved a request by D&S Custom Homes L.L.C. for preliminary plat approval of Villa Heights Subdivision Lots 26 & 27, of about .68 acres each on Campbell Bridge Road N.W. The property is zoned Low Density Single and Multi-family Dwelling District (R-2). Under new business, the regulating body approved a request by Carol Moore to rezone the property at 3917 Michigan Avenue Road from (Tax Map 43 Parcel 34) from General Commercial (CG) to Light Industrial (IL).

Moore requested the change from the CG to IL because the property is used as a storefront with a restaurant, day care and truck rental business.

Behind the storefront are mini-storage units. The truck rental business and mini-storage units are not allowed uses in the CG zoning district. Mini-storage is an allowed use by right and the truck rental business would be allowed as a conditional use in the IL zone.

Staff recommended approval since all of the existing uses are allowed in the IL, by right or as conditional uses, and some of them are not allowed in the CG; and because this property is already adjacent to an IL zone.

All items were approved by 6-0 votes cast by Tricia Haws, Yvonne Cannon, Maryl Elliott, Councilman David May, Chairman Tim Henderson and Stan Lawson. Members absent were Larry Presswood and Dee Burris. The vacancy left by the departure of Dr. Michael Laney has not been filled.
